Forty-three percent of West households that rent now devote more than 30 percent of monthly income to housing costs, according to figures released June 12 by the West Housing Authority.

On 5th Street in the River District, a two-bedroom unit listed last week at $1,925 a month. That price equals 34 percent of take-home pay for a household earning the city median of $78,400. Two blocks away, the West First-Time Buyer Program recorded 17 closed sales in the second quarter at an average price of $312,000, producing a mortgage payment near $1,650 after a 5 percent down payment at current rates.
Further north in Oakwood, studios near the old rail yard average $1,375. The West Community Credit Union reports that 62 applicants for its down-payment assistance grants in May came from Oakwood zip codes, up from 41 the prior May.
Numbers behind the threshold
Local data collected through May shows one-bedroom units citywide averaged $1,610, a 7 percent rise from May 2025. At that rent, the 30 percent line sits at an annual income of $64,400. Households below that level, which include many employed at the port and distribution centers, face the choice of longer commutes or shared units.
Prospective buyers can run their own figures through the city assessor’s online calculator before contacting the West First-Time Buyer Program at its downtown office on Commerce Street. Renters weighing a lease renewal this summer should compare the listed price against their latest pay stub and factor in the 3 percent annual escalator that appears in most new West contracts.
