Both locations sit within a 12-minute cycle ride of the nearest metro interchange.
Developers have responded with three small-scale projects that together will add 87 rental units by early 2027. All units carry income caps aimed at households earning under €65,000, a threshold set by the city housing office to keep the stock accessible to the target demographic.
Prices and next steps for buyers
Registry data released on 8 July 2026 show the median price for a two-bedroom flat in the pocket reached €685,000, or €7,450 per square metre, up from €6,100 per square metre twelve months earlier. Comparable units in adjacent streets that have not yet seen the same renovation wave still trade around €5,900 per square metre.
Prospective buyers should register with the city housing portal before the next batch of units is released in September. Checking the latest energy-performance certificates on the municipal website can also flag which buildings qualify for the current subsidy round that covers up to €8,000 in insulation upgrades.
