The Oud West Residents Association submitted a 47-page response during the consultation period, securing changes that include ground-floor retail units reserved for independent shops and a requirement that 25 % of the apartments remain under the €450,000 threshold for first-time buyers.
Price evidence and supply numbers
Municipal property data released last month showed the median sale price for existing apartments in Oud West reached €612,000 in May, a 3.8 % rise on the same month in 2025. Average asking rents for new-build units in the same postcode stand at €22 per square metre, €3 above the city-wide figure. The tower will increase the local rental stock by roughly 2 %, a modest addition that estate agents expect will cap further rent growth at 2.5 % through 2027 rather than the 6 % seen in 2024.
