Tram Extensions Drive Property Boom in Amsterdam's Nieuw West

The new tram line extension serving Geuzenveld opened to passengers on July 1, cutting travel times to central Amsterdam by 14 minutes and marking Nieuw West as a growth corridor suburb with new infrastructure.

City planners approved the 4.2-kilometre addition in 2023 to relieve pressure on the existing Ringlijn metro and support 2,800 new homes scheduled for delivery by 2029. The project aligns with the national housing acceleration targets announced in early 2026, which prioritise areas already linked to employment hubs in the Zuidas business district.

Local Projects Anchor the Corridor

Developers are focusing on parcels between Sloterplas lake and the Osdorpplein shopping centre, where the Nieuw-West Urban Renewal Program has earmarked three sites for mixed-use buildings. The first phase at Van Limburg Stirumstraat includes 620 apartments above ground-floor retail, with construction cranes already visible from the new tram stops. A second site near the Sloterpark sports complex will add 410 units plus a community health centre funded through the same program.

These locations sit directly on the upgraded corridor that now connects to the A10 ring road via a widened exit ramp completed in March. Local estate agents report foot traffic at open days along these streets has doubled compared with the same period last year.

Price Data Shows Early Uptake

Average asking prices in the corridor reached €4,920 per square metre in June, according to figures compiled by the Amsterdam property registry, up 9 per cent from December 2025. One-bedroom units near the new tram stops are listed between €285,000 and €335,000, while three-bedroom family homes on streets such as Hendrik van Loonstraat command €525,000 to €595,000. Transaction volumes for the first half of 2026 totalled 184 sales, compared with 147 in the corresponding months of 2025.

Buyers considering entry should review listings on the municipal housing portal from mid-August onward, when the next batch of completed units from the renewal program is released. Early registration for the affordable component of the scheme closes on 31 August.
