First-Home Buyer Activity Levels Rise as Entry Points Hold Steady in Jordaan
Viewings for starter apartments have climbed sharply this quarter while median prices for first-time purchases remain anchored near 410,000 euros.

First-home buyer viewings for apartments priced under 450,000 euros jumped 25 percent in Jordaan during the three months to 30 June 2026 compared with the first quarter.
The increase follows the European Central Bank’s decision to leave benchmark rates unchanged at its 3 July meeting, which has kept monthly mortgage repayments for a typical 400,000-euro loan close to 1,850 euros for buyers with standard 20 percent deposits.
Activity clusters around specific canals and squares
Most of the new interest has centred on listings along Egelantiersgracht and the western stretch of Lindengracht, where two-bedroom ground-floor flats have attracted multiple offers within a week of going live. Local first-time buyers have also used the Jordaan Starter Loan scheme administered through the district office on Elandsgracht to top up deposits by up to 25,000 euros without additional interest in the first five years.
Agents at the Rozengracht branch of Van der Vliet Makelaardij reported that 18 of the 27 properties they marketed to first-home buyers in June sold to purchasers under 35, a higher share than any month since early 2024.
Price data and next steps for entrants
Figures released by the Amsterdam Property Registry on 7 July show the median price for Jordaan apartments bought by first-time owners reached 412,000 euros in the second quarter, three percent below the level recorded twelve months earlier. The same dataset recorded 142 transactions involving buyers who had never owned property before, up from 114 in the corresponding period of 2025.
Buyers still weighing entry should monitor new listings on the Funda platform through the final week of July, when several estates along Prinsengracht are scheduled to release units before the traditional August slowdown takes hold.
