Jordaan Property Prices Climb 4.2 Percent in Quarter Compared to Last Year
Second-quarter data place average values at 7,850 euros per square metre, up from 7,530 euros twelve months earlier.

Property values in the Jordaan district increased 4.2 percent in the three months to 30 June when set against the same stretch in 2025.
The gain arrives while mortgage rates hold near 3.1 percent and foreign buyers remain active in central Amsterdam postcodes. Local agents report that listings move faster on streets where renovation permits were granted last autumn, pushing some owners to list before summer holidays empty the canalside pavements.
Transactions on Egelantiersgracht and around the Noorderkerk accounted for 18 of the 47 Jordaan sales recorded by the municipal land registry between April and June. Both locations drew bids from young families relocating from outer-ring districts and from two Dutch pension funds that acquired three combined units for staff housing schemes.
Price bands by building type
Ground-floor apartments with private gardens posted the largest movement, rising 5.1 percent year on year to an average 8,920 euros per square metre. Upper-floor canal houses without lifts averaged 7,410 euros per square metre, a 3.8 percent lift from the 2025 figure. Data released by the Dutch Association of Estate Agents on 1 July covered 312 Jordaan transactions citywide and showed days-on-market falling to 19 from 24 in the prior quarter.
Buyers now face tighter inventory. Only 29 properties carried asking prices below 750,000 euros at the start of July, down from 41 at the same date last year. Agents note that sellers who accept offers within 5 percent of list price close 12 days faster than those holding out for full asking.
Outlook for the rest of 2026
Next month’s supply will include eight new listings on Bloemgracht after two estates complete probate sales. Prospective purchasers should check the city’s digital permit portal before viewing, because works that alter canal-facing façades now require an extra heritage review that can add six weeks to closing timelines. Those planning to bid should secure pre-approval letters by 15 August to match the pace of current contracts.
